Our Annual Report for 2025 reflects on the year through your feedback, and the work we've done together to improve homes, services and communities.
Thank you to everyone who took part in surveys, joined the Residents' Assembly, sat on focus groups, or simply picked up the phone to tell us what we got right (and where we need to do better). Your voice shaped this year's progress, and it will keep shaping what comes next.
Some of the highlights
- Your satisfaction is rising. Overall resident satisfaction increased from 76% to 84% this year, and we scored better than most other housing providers across the board. 90% of you told us you feel your home is safe, and 89% were satisfied with repairs.
- More repairs done by our own teams. After growing our Building Services Team, 73% of repairs are now completed directly by JRHT colleagues rather than outside contractors.
- Repairs are also getting done much faster – taking 8.7 days on average which is less than 10 days last year.
- £8 million invested in your homes. This investment paid for 40 new kitchens, 63 upgraded bathrooms, 36 renewed roofs, 53 homes with new windows or doors, and 86 replacement gas and oil boilers.
- 73 new homes completed, with a further 110 due in 2026, as we work towards our target of 1,000 new homes by 2030. We also welcomed 206 new households into JRHT communities this year.
- £1.4 million in extra income was secured for residents by our Money and Benefits Advice team, including over £127,000 in backdated payments.
- New ways to have your say. The Residents' Assembly welcomed its first resident Chair, and residents played a direct role in shaping our Equality, Diversity and Inclusion (EDI) Strategy, our Yearly Programme Development Strategy, and even in interviewing candidates for senior roles.
- Digital support expanded, with new Jangala "Get Boxes" for free home Wi-Fi, and a Resident Essentials Kit offering smartphones, tablets and laptops on loan.
Areas we know we need to improve on
Our resident satisfaction survey told us that 43% of residents were satisfied with how complaints were handled and that 64% were satisfied as to how antisocial behaviour was dealt with. These two areas will be included in our priorities for improvement during 2026
