We have appointed Esh Construction to build 123 new affordable homes in New Earswick helping to meet the growing need for high-quality and affordable housing in York.
The new homes will be built across two sites:
- 117 homes on land north of Willow Bank
- 6 homes on the former garage site at Acacia Avenue
These homes will include a mix of one and two bedroom apartments and two and three-bedroom houses, designed to meet the needs of individuals, couples, and families.
All 123 homes are 100% affordable, with 60% for social rent and 40% available to buy through shared ownership.
These homes are part of our long-term strategy to deliver 1,000 new affordable homes by 2030, helping to tackle the housing crisis and give more people the security and comfort of a good home.
Sharon Brookes, Director of Asset Management at the Joseph Rowntree Housing Trust (JRHT), said: “Everyone deserves a good home, and too many people have been locked out of affordable housing for too long. That’s why we’re proud to be working with Esh Construction to deliver 123 much-needed new homes in New Earswick. These homes will provide security, comfort, and choice for individuals, couples, and families – whether through social rent or shared ownership. It will also give more people the stability and opportunity to build brighter futures.”
The appointment of Esh Construction brings valuable regional expertise and a strong track record of delivering high-quality community-focused projects.
Simon Woodward, Operations Director at Esh Construction, said: “We’re proud to be delivering our flagship housing scheme in Yorkshire. The project marks our first in collaboration with the Joseph Rowntree Housing Trust, and we’re excited to bring our expertise to a project that will make a real difference in York. These homes reflect our commitment to quality, sustainability, and community, and we’re thrilled to be part of a development that will provide lasting benefits for local residents."
Both schemes have been carefully designed to reflect the unique character of New Earswick and support residents’ wellbeing. The homes will feature excellent energy efficiency, including triple glazing, solar panels, and battery storage, along with convenient parking and attractive outdoor spaces.
The developments are supported by Homes England.
Local residents and stakeholders were consulted during the planning process, and feedback helped shape the final designs. Both sites received full planning approval following an open and transparent process.
Site preparation will start later this year (2025), with construction due to start in January 2026. The new homes are expected to be completed by May 2028.
We will be sharing further updates with residents, including details of construction timescales and opportunities for community engagement in the coming weeks.
