Asbestos
Some older homes may contain asbestos-containing materials. In most cases, asbestos does not present a risk if it remains in good condition and is left undisturbed.
We keep records of asbestos-containing materials that have been identified within our homes and buildings and take appropriate steps to manage them safely.
If work is needed in an area where asbestos may be present, we will ensure the necessary surveys and safety measures are in place before work begins.

Building safety
We are committed to making sure our homes and buildings remain safe places to live.
Building safety covers a range of areas, including the structure of a building, fire safety measures, communal areas and the management of potential risks.
We carry out inspections, surveys and safety assessments to help ensure our buildings remain safe and compliant.
Where improvements are needed, we take action to address identified risks and keep residents informed about any work that may affect their home.

Fire Risk Assessments (FRAs)
Fire Risk Assessments help us identify fire hazards in communal areas and ensure appropriate fire safety measures are in place.
We regularly carry out Fire Risk Assessments in relevant buildings and review them to ensure they remain up to date.
Any actions identified through these assessments are monitored and completed to help keep residents safe.

Gas safety
Gas safety is an important part of keeping residents safe in their homes.
We carry out annual gas safety inspections in homes where we are responsible for maintaining gas appliances. These checks help ensure appliances and associated pipework remain safe and are operating correctly.
Residents are required to provide access for gas safety appointments so that inspections can be completed on time. If we identify any issues, we will arrange any necessary repairs or remedial work as quickly as possible.

Electrical safety
We carry out regular electrical safety inspections to help ensure our homes remain safe for residents.
These inspections are known as Electrical Installation Condition Reports (EICRs) and involve testing the electrical systems within a property, including wiring, sockets, switches and consumer units.
The inspections help identify any issues that may require repair or improvement to maintain a safe electrical installation.
Where follow-up work is required, we will arrange for this to be completed and keep residents informed throughout the process.
Residents can also help keep their homes safe by reporting any concerns about electrical installations, fittings or equipment as soon as possible.

Water safety
Safe and reliable water supplies are essential to keeping homes healthy and comfortable places to live.
We carry out a range of checks, inspections and maintenance activities to help ensure water systems across our homes and buildings remain safe and operate effectively.
This includes managing potential water safety risks in communal systems and shared areas where applicable.
Where issues are identified, we will take appropriate action to address them and help protect the wellbeing of residents.
We also encourage residents to report any concerns about the water supply, water quality or plumbing issues as soon as possible.
