We’re proud to be supporting Gas Safety Week 2025 (08 – 14 September), raising awareness about keeping homes safe from gas risks.
Unsafe gas appliances can cause gas leaks, fires, explosions, and carbon monoxide (CO) poisoning. CO is especially dangerous because you cannot smell it, see it, or taste it. It can kill quickly and without warning.
The theme this year is “Looking after your home, friends, and family” - highlighting the important part we all play in gas safety. While your landlord has legal responsibilities, there are also important steps you can take to keep yourself and your household safe.
What you need to know
Annual gas safety check
Your landlord must arrange a gas safety check every year on any appliances and flues they provide. This is a legal requirement we must be follow. Once this has been carried out. You should receive a copy of the report within 28 days of the inspection. If you haven’t been given this, then please call us on 0800 587 0211 or information@jrht.org.uk to request a copy.
Check your own gas appliances
If you own any gas appliances, you are responsible for regular servicing and arranging an annual safety check by a Gas Safe registered engineer.
Always use a Gas Safe registered engineer
Anyone working on gas appliances, flues or pipework must be Gas Safe registered and qualified for the job. Ask to see their Gas Safe ID card — the back of the card shows what work they’re qualified to do.
Spot the early warning signs
Look out for:
• Yellow or orange flames instead of clear blue
• Black marks around the appliance
• A pilot light that keeps going out
• Excess condensation in the room
• Error messages on control panels
If you notice these, stop using the appliance and contact us straight away.
Gas Escapes / Smell of Fumes
If you smell gas or fumes, please report it immediately to the National Gas Emergency Services, it is your responsibility to do this and it should not be passed onto anyone else to do this on your behalf.
Call 0800 111 999 to report it.
Where possible you should:
- Turn the gas off at the meter
- Extinguish all naked flames
- Do not smoke
- Do not use electrical switches – turning them on or off could cause ignition
- Open doors and windows (Do not turn on extractor fans)
Please make sure that someone is available to personally let the engineer in. Do not use the door entry system, as it could create a fire risk.
Test the carbon monoxide (CO) alarm
Landlords must fit a CO alarm in every habitable room with a gas appliance (except cookers). Check the alarm (s) regularly and if any of these are not working, please report this straight away.
Know the symptoms of CO poisoning
The six main signs are: headaches, dizziness, breathlessness, nausea, collapse, and loss of consciousness. If you suspect CO poisoning, move into fresh air immediately and call the National Gas Emergency Services.
Keep vents and/or flues clear
These are there to make sure appliances work safely. Do not block them.
