Leasehold Scheme for the Elderly
This development has been designed as a Leasehold Scheme for the Elderly, which is supported by a government grant of 30% of the cost. This enables the purchaser to acquire a 70% interest in the value of the property on a long lease.
Purchasers are reminded that purchasing will incur a number of expenses, such as solicitors' fees, land registry fees, search fees and mortgage survey/valuation fee.
A monthly service charge is due to JRHT.
This is the leaseholder's contribution to the costs of services provided, which includes maintenance of the structure and exterior of the dwellings, buildings insurance, JRHT administrative costs and the Scheme Manager Service.
The payment will be reviewed on 1 July each year.
This type of shared ownership lease contains provisions designed to protect the interests of all residents. The Lessee's principal responsibilities are:
To meet the monthly Service Charge
To pay Water Rates, domestic Gas, Electricity Charges and Council Tax
To keep all internal parts of the dwelling and all of the doors and windows, in good and substantial repair and condition, clean and well decorated. Please ask for more detailed information regarding leaseholders repair responsibilities.
You are advised to request your legal representative to go through all the requirements and conditions of the Lease with you prior to purchase.
It is also advisable to ask for a copy of the Lease for yourself.
Each dwelling is separately metered and has individual gas and electric meters. Residents are responsible for their own charges.
There are no garages available but communal parking spaces are provided.
The Peripatetic Scheme Manager looks after the general welfare of residents by being available to help with queries and problems. He/she will also help in the event of an alarm call or in the case of illness or other emergency. He/she cannot offer nursing services but will be able to provide information as to where these and any other services can be obtained. The right to privacy to every resident is respected.
The Scheme Manager makes calls on the site weekly. During off-duty hours residents have the benefit of a direct link to the Council’s 24hr Central Control Warden Care Scheme, which will summon assistance as necessary.
