If you have a secure tenancy your rent will need to change towards the Target rent. You will keep your Fair rent protection and will never pay more than the rent set by the Rent Officer. For secure tenants we still calculate a points rent and a target rent, we also need to apply every 2 years to the Rent Officer for a fair rent.

If your points rent is below the Target rent and or the Fair rent we will continue to apply the points rent and the Target rent or Fair rent (whichever is the lower) will serve as an upper limit.

In other words, if the points rent moves above the Target rent or the Fair rent over time, your rent will be capped at the Target rent or fair rent, whichever is the lower.

In a few circumstances the current rent exceeds the Target rent. In these cases the current rent will be frozen until such time as the Target rent catches up. If the Fair rent is higher than the Target rent we would charge you the lower.
