There are three rents that may apply to your
property:
The rent you will be charged will depend on your tenancy type,
which will be either Assured non -shorthold or Secure (fair rent)
tenancies.
Assured non-shorthold tenants
If your rent is below
the target rent we will continue to apply the points rent, the
target rent will serve as an upper limit. In other words, if the
points rent moves above the target rent over time, your rent will
be capped at the target rent.
In some circumstances the current rent exceeds the target rent. In
these cases the current rent will be frozen until such time as the
target rent catches up.
Secure (fair rent) tenancies
If you have a secure
tenancy your rent will need to change towards the target rent. You
will keep your fair rent protection and will never pay more than
the rent set by the Rent Officer. For secure tenants we still
calculate a points rent and a target rent, we also need to apply
every two years to the Rent Officer for a fair rent.
If your points rent is below the target rent and/or the fair
rent we will continue to apply the points rent and the target rent
or fair rent (which ever is the lower) will serve as an upper
limit. In other words, if the points rent moves above the target
rent or the fair rent over time, your rent will be capped at the
target rent or fair rent, whichever is the lower.
In a few circumstances the current rent exceeds the target rent. In
these cases the current rent will be frozen until such time as the
target rent catches up. If the fair rent is higher than the target
rent we would charge you the lower figure.
Rent review
Each year the points rent and target rent
are reviewed. The Fair rent is reviewed every 2
years.
