New Build HomeBuy enables people who cannot afford to buy a home outright to puchase a share in a new home.

The properties will be built with the aid of a public subsidy or grant from the Housing Corporation. This could be through a number of different developers or housing associations and not just on properties built by us.

Details of specific schemes will be published as schemes are built however applicants may register their interest at any time. Suitable 'nominees' will then be forwarded to the organisation building the properties at the appropriate time.

Who is eligible for the scheme?

People who are not able to afford to buy a suitable home in an area where they live or work without assistance and are:

• a Local Authority or Registered Social Landlord (Housing Association) tenant
• registered on a Local Authority housing list for accommodation
• a keyworker
• a first time buyer
• a worker contributing to the local economy in areas where house price to earnings ratio is above 4:1 (everywhere in North Yorkshire & Humberside except for Hull)
• a restructuring household i.e. created after divorce or separation
• a homeowner displaced by a clearance scheme
• someone wanting to live in a specific area where mixed tenure is being introduced

How much can I own?

Through the scheme you will be able to buy an initial share of between 25% and 75% of the property. You will pay a rent on the remaining share you do not own. The higher the share you purchase the less rent you will pay.

Purchasers will have a full repairing lease and will be fully responsible for all maintenance charges and outgoings. The option to staircase (buying further shares) will be available on some developments.
