Properties
at Hartfields are available for purchase, part-purchase (referred
to as shared-ownership) and rent. This means that there are
options available to suit various financial circumstances.
There are two purchase price options:
1) Target Price - original property value
2) Sale Price - original property value reduced by £10,000
The prices for each property type are listed below and are based on
properties with full balconies. Prices for properties without or
with 'Juliette' balconies are available on request.

It may be possible to part-purchase a property, owning a share of
between 10% to 90% and paying a rent on the remaining percentage.
This is subject to your financial circumstances and terms and
conditions apply. Financial examples are available on
request.
When you leave Hartfields, we will buy back your property within
14 days of it being vacated and guarantee to pay the original value
that you paid, even if the market value has reduced.
However, the price option you choose determines the arrangements
for repayment of any equity growth, if the value of the property
has increased. If you have selected the Target Price option
you will receive 40% of the increase in value of the percentage of
property you own. But if you have selected the Sale Price
you will only receive 40% of the increase in value which is greater
than the original Target Price.
Each household will also pay a Management and Maintenance Charge of
£17.60 per week, Service Charge of £32 per week and a Support
Charge of £20.10 per week.

Rents are set in accordance with the Tenant Services Authority
criteria for 'affordable housing'. This means that they will be
within the criteria for Housing Benefit, for those people who are
eligible to claim.
